Industrial Flex Space, Otay Mesa

This second-generation tenant improvement transformed an existing ±55,000 SF industrial warehouse into a modern flex space environment, including approximately 3,200 SF of dedicated office area. Designed to support both operational efficiency and day-to-day functionality, the project balances professional office space with the durability and performance requirements of an active warehouse setting. The scope of work included demolition of existing walls, ceilings, and doors, followed by the construction of new interior partitions and a reconfigured office layout. The project also included updated electrical, lighting, and low-voltage infrastructure, new plumbing fixtures and restroom improvements, modernized ceiling systems, and upgraded interior finishes throughout. The completed space provides a clean, functional environment that seamlessly integrates office and warehouse operations while supporting the client’s long-term business needs.
